BPTP launches housing project in Faridabad at Rs18-26 lakh

Realty firm BPTP has launched a housing project in its 1,500 acre township at Faridabad to be developed at an investment of about Rs150 crore, excluding land cost reported the livemint.
The launch of this project follows the robust response with over 5,000 bookings that the company received for its another housing project ‘BPTP Park Elite Floors’ in the same township, BPTP said. In May, BPTP had offered independent floors at a price range of Rs16-25.5 lakh.
Initially, the company would offer 600 premium apartments in the price ranging between Rs17.98 lakh and Rs26.64 lakh but could increase the number depending on the response from the end-users, a company official said.
“The construction cost for developing 600 flats would be about Rs150 crore,” he added.
BPTP Ltd, which was involved in India’s biggest land deal of Rs5,006 crore at Noida but had to withdraw later from the project due to liquidity crunch, has a paid-up land bank of over 2,000 acres.
It is undertaking various projects including integrated townships, housing and commercial complexes, shopping malls, IT Parks, SEZs and hotels.
Last year, the company sold 2,000 flats and more than 1,500 plots were offered for possession. Another 2,500 plots are being offered possession, the statement said.

Faridabad ranks second in terms of annual growth among Beta cities in India

Faridabad is among the cities that have the potential to match the larger cities in market size. Faridabad had double-digit (14%) annual growth in its market size over the past two years only second to Thiruvallur in Tamilnadu among the Beta or tier-II cities in India. Faridabad comes third in terms of Annual per capita income (Rs 89,246) after Thiruvallur and Vadodara. These Beta cities, as opposed to the Alpha top-tier cities of India, have diverse characteristics. Many of these cities are state capitals such as Jaipur and Lucknow, benefiting from better infrastructure and public services. Cities such as Jamshedpur and Faridabad have been industrial centres for decades now, but seemed to be content giving precedence to other newer centres that have grown. Read full story on LiveMint.com.

If we have a look on the Economic Survey of Delhi which tabled in the Assembly on June 19, 2009 states Delhi’s per capita income is Rs 78,690 in 2007-08. If we take India figures; the CSO estimates showed that when adjusted for inflation, the per capital income reached only Rs 25,494 per annum. However, the per capita monthly income of an average Indian has, for the first time, crossed the Rs 3,000 mark on current price levels (March quarter).

It may be an interesting read on Mint that Surat is the richest city in India by per capita income, averaging Rs4.5 lakh annually per family.

The growth curve is northbound in Faridabad and in all likelihood when communication and commuting hurdles will be cleared Faridabad may cross the threshold.

CM pressed for Metro-line (Badarpur-YMCA Metro) in Faridabad

The proposed Badarpur to YMCA Chowk Metro line got a fillip from the Haryana CM when he pushed for the INR 2082 crore project having a length of 13.875kms.

Haryana Government and Delhi Metro Rail Corporation Limited (DMRCL) passed the project in 2007 itself and the nod of Delhi government is awaited, according to officials.

Central Secretariat-Badarpur corridor
The Times of India reported that the work on the 20 km-long metro route connecting Central Secretariat with Badarpur is in progress and expected to be completed by September 2010. The government on June 19, 2009 approved the transfer of 450 square metres of defence land in South Delhi to Delhi Metro Rail Corporation (DMRC). The transfer of defence land, approved by the Union Cabinet, will facilitate construction of Central Secretariat-Badarpur corridor in Phase-II, Union home minister P Chidambaram said. He said the corridor is to be taken up for early implementation so as to commission it before the Commonwealth Games next year.

At present, the DMRC runs 70 trains (280 coaches), with a ridership of 8.5 lakh daily. With the opening of new lines in Delhi, Gurgaon, Noida and Badarpur in Phase II, this number will go up to 153 trains (900 coaches). Orders for 424 broad gauge coaches and 196 standard gauge coaches place for Phase II. 20 lakh is the expected ridership by September 2010, the scheduled time for the completion of Phase II.
